Dear Oshara Village Homeowners,
We appreciate your patience and understanding regarding the delayed start to this year’s irrigation season. The good news is that our landscaper, Enrique, has installed new timers, completed all startup testing and repaired the leaks—your irrigation system is now operational.
Irrigation Zones and Schedule
Please refer to the attached Irrigation Zone Map to identify your home’s zone. The accompanying Irrigation Schedule outlines the watering days and approximate run times for each zone. This new schedule is designed to deliver our irrigation water more efficiently and equitably.
Homeowner Responsibilities
As a homeowner, you are responsible for monitoring and maintaining the irrigation system on your property. This includes identifying and repairing any leaks, either personally or through your landscape contractor. The HOA is responsible for irrigation line repairs up to your irrigation box.
If a major leak occurs on your property and water is running off-site, you will be asked to shut off the main valve in your irrigation box and repair the issue before resuming use. If one is home, the valve will be turned off and a note will be left requesting repairs. Should you prefer, you may hire our landscaper to perform the repairs—please contact Vikki Maestas at Sentry Management (505-995-3134) to arrange this service.
Monthly Maintenance Tip
Make sure your valve in your irrigation box line is open by turning the handle parallel to the line, not across it. All irrigation should be restricted to drip/emitter systems. By federal regulation, no above-ground sprinklers or bubblers may be used with recycled water. If your irrigation box includes a filter, clean it once a month during the irrigation season. Many reports of low water pressure or no water are due to clogged filters or emitters.
