A Few Frequently Ask Questions

To assist Oshara residents and tenants, please find some FAQs and answers.

Do I need a submittal to make a change in my house or landscaping?

You need to send a submittal describing details of your proposed change if you are requesting approval of a modification to the outside of your home. You do not need a submittal for routine maintenance work such as re-painting, re-stuccoing or other repairs that do not change the color or appearance of the home and walls. You need a submittal if you are adding a large structure to your lot that will be seen from outside your property, including adding a pergola, play structure, air conditioner or car port. Some changes may need a Santa Fe County permit.

You need approval for major landscaping changes such as new or changed walls, hard-scaping in your front yard or outside the backyard fence area including outside garages, or tree changes. Some types of trees are not approved for Oshara. Small changes in shrubs or gardens do not need a submittal.



Who is responsible for the irrigation system?

The Oshara HOA owns and repairs the main irrigation lines. Homeowners are responsible for the irrigation boxes and lines on their properties.

Who do I contact if I see an irrigation leak?

If the leak is in an alley or is overflowing from your box, contact an HOA Board Member. If the leak is on your property, it is your responsibility to contact a landscaper or irrigation specialist about making a repair.


Who do I contact about a sewer line problem?

 For a sewer line problem contact Sentry Management. You can then login to your Homeowner Portal and submit a work order for repair. For a sewer service billing problem, contact osharautility@gmail.com.

What do green flags on the plaza mean?

They are placed where an irresponsible dog owner did not clean up poop after their dog! Just a reminder to always clean up your dog’s waste and place it in a bag in a provided waste station, or take it home to your trash. This is for the health of our children and other dogs also!

Who do I call about a neighbor’s dog that barks incessantly, or if I see a loose dog in the village?

Call the Santa Fe County Animal Control. Phone number is 505-420-3720. The HOA has no legal authority on dog issues, but County statutes do! Keep calling every day if you have to!

What is the difference between the Oshara HOA and Westgate?

The volunteer Oshara HOA Board works in partnership with Sentry Management a property management company. The HOA dues are paid to Sentry Management and the monies are held for financial obligations for the community, including maintenance of the public spaces, landscaping, watering, and community roadways. The HOA Board meets monthly with a representative from Sentry Management to review and take action on items for the community. These meetings are open to all homeowners. Who do I contact if my neighbor is parking in front of my house or blocking part of my property?

If there is an issue with a neighbor such as parking you will need to contact the neighbor directly. This is outside the scope of Sentry Management.

Who do I contact if I have a noise complaint for my neighbor?

If there seems to be an issue involving violence or harm please contact the emergency police 911. If the issue is a non-emergency noise disturbance like music, a private event or gathering please contact the neighbor directly. If needed contact the Santa Fe County Sheriff 505-428-3720. This is outside the scope of Sentry Management.
